The pandemic sparked a global housing boom, driving home prices up an eye-popping 42% . Now prices are finally starting to drop a bit...if only because of a punishing increase in interest rates . All of that means buying a traditional home is an expensive option right now. The median price for an existing single family home is currently close to $400,000 , while the median price of new construction is around $450,000 . For many people—even people who thought they were ready just a short time ago—buying a house is impossible right now . There is one option that might make entering the housing market a possibility even if you’ve been priced out of traditional homes, however: Manufactured homes. Most houses are built on-site, with construction crews, equipment, and ma...

Keep These Things in Mind Before Buying a House in the Winter

Image
Photo : ND700 ( Shutterstock ) Terrible weather can make a winter home search uniquely stressful. We can’t make it any warmer out there, but here are a few things to consider if you’re buying   a home in the winter months. Understand the winter market There is less competition during the winter, according to Rocket Homes , so this may be the best time to kick your search into high gear. A bidding war is less likely in winter, and a successful offer acceptance could come easier than if you wait until summer. Prices may even be lower because sellers, too, are dealing with fewer prospects—but you also have to remember there’s a reason that other potential buyers aren’t in the fray with you: Winter is a busy time full of holidays and family activities. Those factors will also impact the availability of sellers and real estate agents, so the process may not move as fast as you want. “Usually, the property market slows down in December as estate agents close for Christmas ...

4 Easy Ways Real Estate Investors Can Prepare for 2023

Image
Opinions expressed by Entrepreneur contributors are their own. After two disruptive years in the real estate market, we are all eagerly looking forward to 2023 and hoping that it will bring some much-needed respite and calmness. The good news is that experts generally agree that next year will witness a shift from the red-hot seller's market to a more neutral one. This means that property prices and mortgage rates will stop climbing at their currently steep rates. Nonetheless, those who wish to find profitable investment opportunities in 2023 will still need to deal with the consequences of 2020-2022 trends. Specifically, home values and mortgage interest rates will remain relatively high and regional shifts will continue. Why NYC Landlords Aren't Renting to Influencers

Image
Influencers have the power to boost online conversions and help brands spread the word about their products. But there is at least one group of people who don't seem influenced at all by their social media mojo—New York City landlords. According to a story in The New York Post , landlords are saying fuggedaboutit to some TikTok, Instagram, and YouTube stars who want to lease apartments, even when they make well into six figures a year. The issue? Due to the nature of their job, gig workers such as influencers and creatives cannot show paystubs proving consistent streams of monthly income from a third-party company. Couple this with a highly desirable and expensive real estate market, and many influencers can't compete with other renters. This Tech is Disrupting Real Estate. Don't Miss Out

Image
Opinions expressed by Entrepreneur contributors are their own. Real estate development and construction have changed since the 1960s: Contractors typically built the container and let the homeowner fill in the rest. However, smart home technology is disrupting the industry, presenting a major market opportunity for designers, builders, entrepreneurs and investors. Recent research from Mordor Intelligence predicts that the smart home market, valued at $79.13 billion in 2020, is expected to grow to $313.95 billion by 2027. As a result, I expect to see an increase in the term "smart home automation" — referring to Internet-connected devices that monitor and control essential household functions such as lights, cameras, locks and climate. As the industry transforms, it presents a prime opportunity for entrepreneurs, corporations and investors. Touchless interactions and whole-home automation that drive efficiency and save energy are among the concepts dri...

Black Travelers Less Likely to Have Airbnb Bookings Accepted

Image
Travelers who are perceived as Black have the widest gap in success in booking rentals on Airbnb compared to travelers seen as white, Airbnb said in a report on the company's efforts to fight discrimination Tuesday. Carl Court I Getty Images "Unfortunately, discrimination happens daily in our world, which means it can happen on Airbnb, too," the company wrote in the report . An author on the report, Laura Murphy, former director of the ACLU's Washington office — who also completed civil rights audits for Facebook — said she appreciated Airbnb's "tenacity" on the issue, as it is the third report of this type she has led or worked on for Airbnb. "I have seen far too many companies commit to meet a moment of injustice, only to see their dedication falter and funds dry up when the press coverage subsided and corporate priorities shifted," M...

How to Use Virtual Tours To Elevate Real Estate Sales

Image
Opinions expressed by Entrepreneur contributors are their own. We're in the last month of 2022, and not only are we entering a new year, but we're entering a recession that's hurting real estate sales across the country. As many other authors and I discussed in previous articles, virtual tours help real estate agents sell more properties, but that's not up for debate. But we've found a neat little hack you can do with your real estate content to get free exposure and more eyeballs on your listings to get more sales. It's all through a process called "geotagging." Never heard of this term before? Don't worry; let's learn about how to implement it into your content. What is geotagging? Geotagging is a technical search engine optimization term used to help rank local content higher on search engines through the exact coordinates of a real estate listing and the type of real estate property. Many business owners implement t...

Homebuyers hope ‘patience pays off’ as prices drop, recession predictions loom

Image
Prospective buyers have lamented the torrid pace Canada's real estate market has moved at in recent years, but many feel 2023 may be the year their luck changes. Sean Kilpatrick/The Canadian Press Andrew Hamilton and his wife bid farewell to their home in Toronto’s Junction neighbourhood roughly a year-and-a-half ago, when housing prices were soaring, but finding a new abode proved tricky. With no available homes meeting their needs or price range, the couple opted to temporarily use the equity they got from selling their house on a rental property in Etobicoke. But they still have one eye on the market and are hoping the current cool-down will deepen enough for them to snag another home. “Patience, I think, will pay off,” said Mr. Hamilton. His sentiments are common throughout the sector, especially with prospective buyers, who have lamented the torrid pace Canada’s real estate market has moved at in recent years. But many feel 2023 may be the year their luck changes. Prices hav...

This Entrepreneur Created an Index to Help You Measure The True Value of The Real Estate Market

Image
Jason Hartman is the CEO of Empowered Investor . He sat down with Jessica Abo to discuss an index he developed to help people better understand the real estate market. Jessica Abo: Tell us a little bit about Empowered Investor. Back in 2003, I tried to become a nationwide real estate investor. It was very difficult without assistance, and I thought, there are probably many other people who would want to invest nationwide as I did, and they would probably want some help. So I created my company and became the first customer. What is The Hartman Comparison Index and what problem were you trying to solve when you created it? So many people have blind spots because they compare, say the price of real estate, to only one thing, and that one thing — what is it? Of course, it's the U.S. dollar, and that is a faulty comparison because the U.S. dollar — as we all know with inflation running out of control right now — is a moving target. So why not compare the price of real estate to ma...
